Record Surge in Commercial Real Estate Investment in Lithuania in the First Half of 2026

Investments in commercial real estate in Lithuania in the first half of 2026 reached 423 million euros. According to data from Ober-Haus, this is the highest amount for a six-month period in the country's history, approaching the record annual levels of 2019 (456 million euros) and 2021 (456 million euros).

During the period, 40 deals were completed, which is equivalent to the total number of acquisitions for the entire year of 2025. The average value of a single property exceeds 10 million euros, with the largest deals extending beyond 30 million euros. Raimondas Reginis, Head of Market Research for the Baltic States at Ober-Haus, notes that the market is characterized by diverse investments and one exceptional deal.

Distribution by Sector and Region

Commercial properties dominate the investment structure, representing 65% of the total volume with a value of 274 million euros. The office segment also reports increased activity with 85 million euros in investments (20% of the total market), surpassing the figures for 2024 and 2025. Warehouse and manufacturing facilities attract 64 million euros, or 15% of the market.

The geographical distribution shows that while the Vilnius region is typically the leader, in the first half of 2026, half of all investments were directed toward other regions. In the Kaunas region, 10 properties were purchased with a value of 123 million euros (29% of total investments).

An interesting trend is the development of the "warehouse-office" property segment. According to R. Reginis, this segment, which combines storage, distribution, and modern workspaces, has experienced a particularly rapid development phase over the last five years, with dozens of similar projects totaling approximately 250,000 sq. m. being completed in the Vilnius, Kaunas, and Klaipėda regions since 2020.

Key Deals

The largest deal involves the acquisition of a portfolio of 19 properties (retail sites and warehouses) in the Baltic states by the American subsidiary of WPC Pan-European Holding for nearly 178 million euros. The assets were owned by Baltic Retail Properties and include the Kesko "Senukai" retail chain.

Significant transactions were noted in the retail segment: the sale of the Depo store in Kaunas by the French fund Corum to a Latvian retail chain, as well as the sale of the Senukai store in Vilnius by the Finnish fund Titanium Baltic Real Estate. A fund managed by Prosperus sold the Mandarinas shopping centers in Vilnius, Kalnėnai, and properties in Palanga and Klaipėda.

In the office segment, the Evernord Asset Management fund acquired the Sky Office building in Vilnius, while the Groa Real Estate Opportunity Fund acquired the Wave building. In Kaunas, an Nter Asset Management fund sold shares in an office building on K. Baršausko St.

In the warehouse segment, Sirin Development sold a warehouse in the Kaunas Free Economic Zone to the company Araneta for 16 million euros. Additionally, a Prosperus fund acquired the Vikingu verslo parkas project in Vilnius for more than 21 million euros.
