The New Construction Market in Sofia: The Segment Up to €250k is Under the Strongest Pressure

Shift in Consumer Behavior

The new residential construction market in Sofia is undergoing a new phase during the first half of 2026. Following a period of accelerated purchases in 2025, purchasing decisions are being made more slowly. Buyers are conducting more viewings, comparing more projects, and engaging in more active negotiations. According to an analysis by New Estates, clients consider an average of six to seven properties, with the number of viewings reaching 25-30 in some cases.

Price Segments and Transaction Structure

The main market volume remains in the mid-price range. During the first half of the year, 54% of transactions were up to €300,000, while 29% were in the interval between €300,000 and €500,000. A total of 83% of realized sales were under half a million euros. The segment between €500,000 and €1 million represents 8% of transactions, and properties over €1 million account for 9%.

The greatest slowdown is observed in the segment up to €250,000. These buyers react most strongly to new price levels and are most dependent on the size of mortgage financing. Some of them are postponing their decisions or turning toward the rental market.

New Criteria in Choosing a Home

The buyer's budget is no longer determined solely by the purchase price. Clients analyze the total cost, including the down payment, mortgage installments, acquisition costs, and the necessary capital for finishing and furnishing. About 70% of clients plan to finance their purchase with a loan upon reaching the Act 14 stage.

"The market is not losing buyers, but it is losing rushed decisions. Clients know better what they are looking for and expect the price to be supported by real quality," commented Krasimir Dzambazov, Commercial Director of New Estates.

In addition to price, the emphasis is shifting toward the functionality of the layout, the actual living area, the orientation, and the quality of the common areas, rather than just the total square footage.

Regional Dynamics in Sofia

During the first half of the year, the highest sales volume was recorded in the "Malinova Dolina" district, followed by "Krastova Vada," "Lozenets," and the central part of the city. In "Malinova Dolina," the average price per sq. m. is increasing by 8.6% (from €2,000 to €2,200). In "Manastirski Livadi," the price reaches around €3,300 per sq. m., while in "Druzhba 2," it remains stable at around €2,500 per sq. m. In "Krastova Vada," transactions are in the range of €3,000-€3,200 per sq. m. An opposite trend is observed in "Lozenets," where the average value is over 5% lower compared to the same period last year.

Future Trends

One of the key trends for 2026 is the need to offer "turnkey" properties. Since buyers have more limited free capital after the purchase, ready-made solutions reduce financial risk and allow for faster use or renting out of the property. During the second half of the year, the market is expected to remain active, but without the speed characteristic of the previous year.
