Greece Tightens Control Over Short-Term Rentals: Bulgarians Among the Owners Being Inspected
Greek institutions have begun intensive inspections of properties being rented out for short-term stays via digital platforms. The joint actions of the Revenue Agency and the Ministry of Tourism aim to ensure compliance with tax legislation and safety standards.
The inspections cover a wide range of owners, with a significant portion being Bulgarian citizens who have invested in properties, primarily in the northern regions of the country. Inspection teams are requesting ownership documents, registration of the property for the tourist season, and tax declarations.
Particular attention is being paid to the technical condition of the buildings, especially electrical installations, as a measure against fire risks. Upon finding violations of regulations or a lack of appropriate permits, owners face serious administrative sanctions ranging from 5,000 to 20,000 euros.

For Bulgarian owners who use their properties in Greece to cover maintenance costs through rentals, the new campaign means the necessity for strict documentary preparation. A lack of registration or failure to comply with safety standards is no longer just a risk of administrative inconvenience, but a potential financial loss due to high fines.
