While public attention is focused on prices and interest rates, a deeper change is happening behind the scenes of the real estate market: a transformation of the buyer profile itself. Analyses show that by 2026, consumers are becoming increasingly informed, disciplined, and cautious.

From Emotion to Informed Judgment

While years ago a good deal was often "closed" after one or two viewings, today's buyer spends significantly more time comparing. Access to information allows market participants to analyze not only the home itself, but also the quality of construction, the legal status of the property, common areas, and future maintenance costs. Emotional pressure is giving way to rational analysis.

Price Discipline

Buyer awareness acts as a natural market regulator. Properties with unrealistically high asking prices are no longer selling quickly, signaling to sellers that their expectations are out of step with market reality. Buyers are becoming more inclined to seek properties whose prices correspond to their actual characteristics, which limits opportunities for unjustified pricing.

Investment in Lifestyle, Not Just Square Meters

Interest in "off-plan" properties remains high, but the criteria have changed. It is no longer enough for it to simply be a new building. Buyers are looking for added value in the form of:

  • High energy efficiency;
  • Good architectural concept and green spaces;
  • Developed infrastructure and convenient access to transport and services.

The market is also noting a weakening of purely speculative interest. As rental yields grow more slowly than property prices, the focus is shifting toward purchasing for personal use or long-term investment in quality of life.

Financial Preparedness and the New Role of Brokers

With mortgage lending as the primary tool, buyers are entering the market much more prepared. Often, the process begins with a pre-approval from a bank, which establishes a clear budget even before the first viewing.

In this context, the role of real estate agents is also changing. They are ceasing to be mere intermediaries and are becoming consultants whose task is to accompany the client in verifying documents, assessing market value, and managing risks. This professionalization of the process makes the market more resilient and predictable.
